The southeast is the older, larger-parcel half: median construction year 1993, median site 84K sq ft. The northeast skews newer at a median construction year of 1995, with a median site of 86K sq ft — and it is the half wrapped around the airport, which shapes both its tenant mix and its road network.

Calgary's industrial stock spans 1900 to 2025, and the age profile varies enormously by area. Older districts tend to mean lower clear heights, fewer dock positions per square foot, tighter truck courts and more deferred capital — but also central location and, often, lower occupancy cost. Newer districts on the fringe give you height and loading, and cost you drive time.

Pick the geography from drive time and labour first, then narrow by age and parcel size, then look at buildings. Doing it the other way round — starting from whatever is being marketed — is how tenants end up in the wrong half of the city on a ten-year term.
Foothills Industrial carries the most industrial assessment accounts — 581 — followed by East Shepard Industrial with 500 and Westwinds with 371.
Both, and little else. 3,450 industrial assessment accounts sit in the southeast and 2,555 in the northeast, against 200 in the two western quadrants combined.
