Small-bay industrial is the hardest Calgary requirement to fill and the least well documented. Here is what the public record shows about where the small stuff actually is.
The City of Calgary publishes parcel area, not building area, so the public record measures the land a building sits on rather than the bay you would occupy. On that basis:
Together that is 925 accounts, or 15% of Calgary's industrial stock. It is a real segment, but a minority one.
Much of Calgary's genuinely small warehouse space is industrial condominium — individually titled bays inside a larger building. Each titled bay gets its own assessment account, which is why some accounts show small parcel figures. The record will not tell you the bay's floor area, its clear height, its door configuration or its condo fees. All of that has to come from the building.
