Nearly all of Calgary's industrial property sits in two quadrants. Tenants routinely treat them as interchangeable and they are not. Here is what separates them on the record.

The southeast is Calgary's industrial heartland by volume — 3,450 accounts on 523.1M sq ft of land. Its largest areas are Foothills Industrial (581), East Shepard Industrial (500), Highfield (336), Manchester Industrial (328). It runs from the older inner-city districts along the Bow and Ogden Road up to the newer big-parcel land south and east of Shepard.
What that means practically: the deepest inventory, the widest range of building sizes, and the sharpest contrast between vintages. An inner southeast district and East Shepard are not the same market despite sharing a quadrant.
The northeast carries 2,555 accounts on 307.6M sq ft. Its largest areas are Westwinds (371), Greenview Industrial Park (321), Horizon (214), Mccall (208). Its defining features are the airport, the Stoney Trail ring, and a heavy concentration of multi-unit and smaller-bay product in districts like Westwinds.
Median parcel area in the northeast is 86K sq ft against 84K sq ft in the southeast — a real structural difference, and the reason a large-format requirement usually lands southeast while a small-bay requirement finds more choice northeast.

The northeast's much larger Direct Control share reflects how much of it was master-planned as business park, which in turn shapes what outdoor storage and heavier operations are contemplated there.
The southwest carries 161 industrial accounts and the northwest 39. Both are small, largely legacy pockets. If your requirement is west-side, expect a very short list and plan the search accordingly.
