Construction year is the single most useful public field on a Calgary warehouse record, because it is the best available proxy for everything that is not published — clear height, loading, power and capital risk. Calgary's industrial stock runs from 1900 to 2025.

The following are general patterns in Canadian industrial stock, not facts about any specific Calgary building. Everything physical must be verified in the building itself.
Generally lower clear heights, tighter column grids, fewer dock positions per square foot, smaller truck courts and older building systems. Often centrally located on land that has appreciated substantially. Capital risk sits in roofs, slabs, electrical and HVAC. For the right operation — trades, service, light assembly, storage that does not need height — these buildings can be excellent value. For a modern distribution operation they are usually a poor fit at any rate.
The transitional stock. Clear heights improve, dock configurations get more consistent, and much of it has been through at least one significant retrofit. Wide variation — this is the era where the individual building matters most and the vintage tells you least.
Calgary's biggest single build-out era in this dataset. Purpose-built distribution characteristics become common: greater clear height, more dock doors, larger truck courts, more trailer parking, ESFR sprinkler design in newer product.
Modern spec. Highest clear heights, deepest truck courts, best power provisioning, newest building systems and the lowest near-term capital risk — concentrated on the city's fringes, which is where the drive-time trade-off bites.
Median assessed values by era in the table above reflect a mixture of building age, parcel size and location. They are not a price per square foot and should not be read as one — a large modern box on the fringe and a small old building on inner-city land can carry similar assessments for entirely different reasons.
Use it to shortlist, never to conclude. A 1974 building with a 2019 roof, upgraded service and reworked docks may outperform a 2004 building that has had nothing done. That is exactly what permit history is for — how to read it →.
