Every figure on this site traces to a published source. This page explains what each one covers, how they are joined, and — importantly — what no open source publishes about Calgary industrial property.

How they are joined

  • Assessment history to property: exact assessment roll number, at assessment-account grain. No fuzzy matching.
  • Permits and development applications to property: exact normalised civic address. No proximity fallback.
  • Truck routes to property: calculated point-to-nearest-published-line distance.
  • Land use to property: the designation code published on the assessment record, joined to the published district definitions.

Strict matching is a deliberate trade. It means some true relationships are missed. It also means nothing false is asserted, which matters more on a record that people make decisions from.

Coverage, stated plainly

  • 6,205 current industrial assessment accounts, across 3,637 parcels.
  • 6,147 accounts with historical assessment observations; 58 without.
  • 65,179 annual assessment observations, 2005–2026.
  • 1,809 accounts with matched building permit records (6,047 records).
  • 2,847 accounts with matched development applications (11,890 records).
  • 6,025 accounts with a published construction year; 180 without.

A trap worth knowing about

A civic address in Calgary is not a property key. A single address can cover several separately assessed parcels — one well-known Barlow Trail address covers dozens. That is why this site keys on the assessment account and the parcel identifier, and why the same address-matched permit records can appear on more than one account.

Statistics Canada context series

Three national series provide market context on the market pages: the industrial and warehouse rent index (a price index for occupied space, not an asking-rent survey), investment in warehouse building construction, and warehouse building permit values. All three are metropolitan or provincial aggregates. None of them is a Calgary property-level figure, and none is a rent quote.

What no open source publishes

Asking rent. Net effective rent. Vacancy. Availability. Absorption. Ownership. Tenancy. Sale prices. Clear height. Dock count. Power service. Sprinkler design. Building floor area.
